The chimney liner gives an added layer of protection between the inside of the chimney and the framing. A damaged liner or no liner at all allows gases from the fire to corrode the acids in the masonry and can cause defects that can appear in the chimney.
The most common chimney liner is a clay tile flue liner. Poor maintenance of the chimney can lead to gaps between clay tiles leading to deterioration between mortar joints.
